Development of the Company
VARIO-BAU Fertighaus GesmbH was founded as a limited company in 1983. Our products, prefabricated houses, are primarily sold as low energy or passive houses in wooden frame constructions using the brand name VARIO-HAUS.
The range of products include detached houses in all architectural forms and stages of construction, terraced housing, office buildings, kindergartens and other commercial buildings or municipal buildings.
Under the brand name of VARIO-BAU (VARIO-BAU business) we develop and construct office buildings, kindergardens, municipal buildings, residential areas and projects for housing developing companies.
The sale of the houses takes place in six show homes in Austria. There are two show homes in the Blaue Lagune /SCS near Vienna, one in the show park in Haid near Linz. Other show homes can be found in Graz, Klagenfurt and in the show park in Eugendorf /Salzburg.
Early 2006 a new show home was built as passive house in Nals/Southern Tyrol, Italy.
A turnover of approx. 20 Mio was achieved in 2010 with around 100 employees. Approx. 180 house units were built.
Owner and management
Owner and managing director of VARIO-BAU is Ing. Josef Gruber. Josef Gruber is also president of the Austrian association of manufacturers of prefabricated houses and president of the European association of manufacturers of prefabricated houses. The management also includes Eva Lachner, MBA and Dipl.-Ing. (FH) Martin Sinawehl, MSc. as registered managers.
Company history
The company was founded in 1983 under the name of VBS-Variable Bau Systeme GesmbH and changed its name to VARIO-BAU Fertighaus GesmbH in 1989. In the same year the first plant in Wassergasse, Wiener Neustadt was erected. Due to a substantial expansion of the business it became necessary to build a new plant and an office building five years later. At the current location, Ackergasse in the Industrial Zone East in Wiener Neustadt the effective area comes up to approximately 4,300 and the operational area to 20,000 square meters.
In spring 2001 the plant was upgraded with a second production hall and new high technology machines for the production of walls, ceilings and trusses. A new 350 square meters design centre for the customers was also built and the effective area comes now up to 5,600 square meters.
The company holds a number of certificates of excellence. The quality of each VARIO-HAUS is guaranteed by a number of awards and certificates. For example the Austria Gütezeichen (Austrian Mark of Quality) and the prefabricated house mark of quality.
The qualitative requirements, which VARIO-HAUS sets itself, and guarantees its customers as well as those for materials supplied by deliverers, are without question. For this reason the plaster board used was awarded with the Institute for Construction Biology in Rosenheim Test Seal as a result of its excellent test results.
1997 the company has received the European approval conformity (ETZ). VARIO-BAU is also klima: aktiv partner in Austria.
Services as general contractor
All necessary building studies and services are delivered by the VARIO-HAUS planning department: development studies of the premises, official floor plans, the construction permit as well as all administrative work before the erection. The construction by VARIO-HAUS as general contractor from the basement up to the turn key house includes all supply lines and outside facilities. Structural calculation, calculation of the energy key figures and site management are also part of the job.

Quite a number of companies, public and private property developers and town councils have lately chosen manufacturers of prefabricated buildings for their building projects. The advantages are absolute transparency from the planning stage to the finished project, adherence to the delivery date and above all – guaranteed prices. Another factor is also a very much shorter construction time. VARIO-BAU has been very successful in the past years not only thanks to its architectural and functional qualities and its timber framework wall construction but also thanks to the state-of-the-art production of low energy and passive buildings.
2008: 25 Years VARIO-BAU
In 2008 VARIO-BAU celebrated its 25th anniversary: with big events for employees, partners and customers, with two new show homes in the Shopping City South near Vienna and in a show home park near Linz and with a number of exceptional “jubilee offers”. And of course also with a new high technology wall construction: the new “VitaTherm Aktiv Klimawand” (VitaThermo-active climate timber framework wall) – an absolute innovation in the field.
